The Property Smart Group is a multidisciplinary consultancy, development and management practice operating at the forefront of the UK’s building safety and regulatory environment.
Our structure allows us to operate across the full residential building lifecycle, while also being appointed independently as consultants, project managers or managing agents where required. We provide expert advisory and management services aligned with the Building Safety Act 2022, the Building Regulations 2010 (as amended), and associated statutory instruments.
Alongside this, we develop and retain residential assets within our own portfolio. This long-term ownership experience informs how we approach safety, compliance, and operational decision-making, and brings a practical, delivery-led perspective to our advisory and management roles.

About The Founder
Varun Soni is the Founder and Director of Property Smart Group and one of the UK’s leading voices in building safety, regulatory compliance, and information management. With a background in architecture and a belief that “we shape our buildings, and thereafter they shape us”, Varun has built a career focused on improving the safety, performance, and long-term resilience of the built environment.
Varun’s expertise is recognised at the highest levels of government and industry. He played a direct role in shaping the Building Safety Act 2022 as a member of the Building Regulations Advisory Committee (BRAC) and continues to influence national policy through his work on the Building Advisory Committee (BAC) and the Golden Thread Working Group. He has advised the Ministry of Housing, Communities and Local Government (MHCLG) and serves as Chair of BS 8644-1, the British Standard for the digital management of fire safety information. Varun is also a technical author of BS 8670-2, the competency standard for the Principal Designer and Principal Contractor roles under the Building Safety Act.
